Home Strategy LLC is a home maintenance company based in Northville, Michigan.
We keep a record of what your home has, complete the recurring work you choose on a seasonal schedule, and photograph every task so you can see the work.
Home Strategy LLC is a Michigan limited liability company serving homeowners in Oakland and Livingston County.
The core of the business is the Home Maintenance Subscription: a seasonal visit schedule for the tasks a house needs and most owners never get to — furnace filters, gutters, the water heater, the sump pump, the detectors, and about thirty others.
You choose services from the list your home can actually use; we complete them, photograph them, and keep the record.
We also paint interiors, with published prices and written, itemized estimates. That is where the company started, and we continue to do it with the same care.
Most homes are maintained from memory. The filter gets changed when someone notices the airflow, the gutters get cleaned the spring after an ice dam, and the water heater is replaced the week it fails.
There is simply no list, and no one responsible for keeping one.
That is the job we take on. Every home we serve gets a record built at the first walkthrough — equipment, sizes, ages, readings and photos — and every visit updates it.
The work happens on a schedule instead of after a failure, and keeping that schedule is our responsibility, not yours.
You know who is in your home. Home Strategy is owner-operated: the person who did the assessment is the person who does the visits. Every task is photographed before and after, and your signed condition record from the assessment is the baseline for every visit.
You choose the services. There are no packages. Your portal lists what your home can use, we mark the ones we recommend, and you decide. Add or remove services between visits whenever you like.
Every task is photographed before and after. The report is in your portal the same day, along with anything we noticed on the way through the house. You do not need to be home to know what was done.
Prices are fixed and invoices are itemized. Every visit has a published floor, the services you choose are added at fixed prices, and consumables are billed at flat catalog prices and listed line by line.
Nothing is marked up without disclosure, and nothing is hidden inside a lump sum.
The record stays current. Filter sizes, the water heater’s age from its serial plate, when the salt was last filled, what the sump backup read in April. When something needs a licensed trade, the record tells us when, and we can book it for you.
Painting is quoted the same way. Rooms are measured and photographed on a free walkthrough, and a written, itemized estimate with published starting prices is in your inbox the same evening. See the painting page.
We won’t do licensed plumbing, electrical or mechanical work and call it maintenance — that gets coordinated with the right trade, for a fee you pay us and never a referral payment from them.
We won’t flush a water heater that is old enough for the flush to cause the leak. We won’t quote a painting price we haven’t measured.
And if a job is outside what we do well, we will say so on the walkthrough instead of taking it and figuring it out later.
