  • Two coats of Sherwin-Williams Duration Home in the color and sheen you choose—a washable, professional-grade paint, not builder-grade. Want the premium line? Emerald Symmetry is available for the difference in material cost.
  • Nail holes filled, minor scuffs sanded, dust wiped down, and spot priming where it’s needed. Larger repairs are quoted separately so you can see what they cost.
  • Ceiling lines, corners, trim edges, windows, and outlets are cut in by brush for a clean, straight line.
  • Floors covered, furniture moved to the center and wrapped, outlet and switch plates removed and reinstalled, and the room put back together before we leave.

Ceilings

  • One price covers the whole ceiling, however many square feet that is. A small ceiling starts at $120 and an average bedroom ceiling runs about $205—bigger ceilings cost more in total but less per square foot, because the setup and the cut-in around the edge are the same either way. Your estimate prices your actual rooms.
  • Ceiling-grade flat paint that hides roller lap marks and imperfections instead of highlighting them.
  • Old water stains and smoke discoloration are sealed with a stain-blocking primer first, so they don’t bleed back through the finish coat.
  • Ceilings above 8 feet, vaulted rooms, and two-story stairwells need staging and add setup time—quoted on the estimate as its own line, never as a surprise.

Trim, Doors & Windows

The finish work that makes a room look professionally painted. Each item is priced individually, so you can add exactly what you want.

Baseboard & Trim

Baseboard, casing, chair rail, and crown

  • Gaps between trim and wall are caulked, and old drips and brush ridges are sanded flat. This preparation is what produces a sharp, smooth trim line.
  • Satin, semi-gloss, or high gloss. We will recommend which holds up best for the room—high-traffic areas need a more durable sheen than a formal dining room.
  • Painting over stained or varnished woodwork requires deglossing and a bonding primer. It costs more, and we state that up front, because skipping the step causes the finish to peel.

Doors & Frames

Priced separately—frames often need paint when the doors don’t

  • Knobs, latch plates, and stops are removed and reinstalled—never painted over or taped around.
  • Front, back, the latch edge, and the surrounding jamb and casing. If only one side of a door needs paint, it is priced at half.
  • A flat slab door and a six-panel door are not the same work. Heavily detailed, louvered, or French doors are quoted individually on the estimate.

Window Trim

Sash, sill, casing, and stool

  • Glass is masked before painting. Any stray paint is cleaned off the same day, before it cures onto the pane.
  • The horizontal surfaces that take the most sun and wear are prepped and coated along with the casing, not skipped.
  • A small bathroom window and a large bay window are priced differently. Each is counted and measured during the walkthrough.

Drywall Repair

Repair cost tracks how bad the damage is, not how big the room is, so we don’t publish a flat price.

Patches & Nail Pops

Small holes, popped screws, dings and dents

  • Compound is built up in coats and feathered wide so the repair disappears under paint instead of showing as a bump in side light.
  • Bare compound drinks paint differently than the wall around it. Every patch is primed so the finished wall has one uniform sheen.
  • When repairs are done as part of a painting job, they’re priced as an add-on to that room rather than as a separate trip—which is almost always cheaper.

Water & Stain Damage

Ceiling stains, peeling paint, past leaks

  • Peeling paint and soft, failed material is scraped back to a sound edge before anything new goes on top of it.
  • Tannin, smoke, and water stains bleed through ordinary paint—sometimes weeks later. A proper blocking primer stops that permanently.
  • Painting over an active leak wastes money. If the source looks unresolved, we tell you before quoting the repair.

A single wall can change a room, and color and sheen guidance is included with every estimate.

  • The line where the accent color stops is cut by hand at the corner for a clean, straight edge.
  • Saturated reds, deep blues, and near-blacks often need a tinted primer plus three coats to look right. The estimate says so up front—three coats quoted as three coats.
  • Adding an accent wall to a room we’re already painting costs less than a standalone visit, since setup and cleanup are already covered.

Color & Sheen Consultation

Help choosing before you commit

  • Flat paint hides imperfections but wears quickly in high-traffic areas; eggshell and satin clean up well but show surface flaws. We match the sheen to how the room is actually used.
  • Which colors to sample, where to place the samples, and what time of day to review them—so you do not end up repainting a room to correct a color choice.
  • Paint is included in every line price: two coats of Sherwin-Williams Duration Home, supplied by us. If you have already purchased paint or prefer a specific line, tell us at the walkthrough and the estimate reflects it.

Whole-Home Interior

Multiple rooms, one schedule, one price

$5,250–$9,000typical
  • Most 1,500–2,000 sq ft interiors land in this range depending on scope, ceiling height, and repair. Your estimate prices your actual rooms.
  • Rooms are scheduled so you always have somewhere to sleep, cook, and work. Vacant homes and rentals get a compressed schedule instead.
  • If the total is more than you want to spend, we remove whole line items and the price drops accordingly. Whatever remains is completed to the same standard.

What These Numbers Mean

All-Inclusive

Published prices include labor, Sherwin-Williams paint, primer, and materials. Duration Home on walls, ceiling flat on ceilings, and a urethane trim enamel on woodwork. Emerald Symmetry is available on request for the difference in material cost.

Starting Points

“From” prices reflect a standard room with 8-foot ceilings and typical condition. Larger rooms, higher ceilings, heavy repair, and stained woodwork add to it—each as a visible line on your estimate.

$350 Painting Minimum

Any painting job carries a $350 painting minimum, which covers setup, materials, and cleanup. Small jobs are best bundled with other work in the same trip.

Fixed Before You Commit

Your estimate is a fixed price, good for 30 days. 25% deposit to schedule, balance on completion, and a 1-year workmanship warranty on everything we paint.

What we don’t do

We prefer to be clear about this up front:

  • Exterior painting. Interior only for now. (Exterior cleaning is a different matter—house power washing is on the maintenance services list.)
  • Wallpaper removal as a standalone job—though we’ll quote it when it’s in the way of painting.
  • Structural drywall replacement. We repair cracks, holes, nail pops and water damage. Rebuilding a wall is a different trade.
  • Popcorn or textured ceiling removal. We’ll paint them; taking them down is specialty work.

If a job is outside what we do, we say so on the spot.
