The Initial Home Assessment

Before anything is scheduled, we walk through your home once and build its record. The walkthrough takes about an hour and is priced the same as your visit floor.

It is credited in full toward your first visit when you subscribe within 60 days (see what a visit costs). You are welcome to walk with us.

What we record is what allows every later visit to arrive prepared, with the correct parts on hand:

Equipment inventory — filter sizes and count, softener and salt type, water heater age from the serial plate, well or municipal, septic or sewer, gutters and stories, sprinkler zones, detectors, and the year the home was built

Consumable baseline — what is overdue today becomes your first visit's task list

Photo condition record — every area we will touch, photographed before we touch it, with any existing damage noted and acknowledged so there is never a question later

Your township's requirements — whether it calls for an annual backflow test and whether it collects leaves at the curb, both checked and recorded

You receive a copy of the condition photos and the pre-existing notes to acknowledge, so there is never a question later about what was already there.

What Happens After the Assessment

From the walkthrough on, your maintenance follows a schedule you approve and choose.

We build your maintenance schedule

Within a day of the walkthrough you receive an invitation to your customer portal. It lists only the services your home can use — never a sprinkler blowout for a home with none — and needed services carry a green Recommended mark.

Each service shows when it is due: some every visit, most spring and fall, a few pinned to the one season they belong in.

You approve what you want done

Select the services you want. A summary bar shows each visit’s price as you build it — the floor, your selected services, and a bundle discount of up to 15% as your list grows.

Every price is fixed and shown before you approve anything. Nothing is locked in — you can add or remove services between visits at any time; changes take effect at the next visit.

We come back on schedule

When a season’s visit comes due, your portal calendar opens the available days. Choose a day and whether morning or afternoon works better, and we confirm the time.

Each area has a scheduled route day, marked on your calendar with $10 off the visit because we are already nearby. You are welcome to choose the route day or any other open day.

On the day, every task on the list is photographed before and after. Every visit also includes the leak walk, the detector check, an update to your home record, and observation notes on anything trending toward a repair.

The report is posted to your portal the same day, so you do not need to be home to know exactly what was done.

If weather stops an outdoor task such as gutters or washing, we contact you and reschedule that task at no charge; indoor work can go ahead as planned if you prefer.

What You Will See

Before

Your portal calendar invites you to pick a day. You approve the service list before anything is scheduled, and we send a reminder the day before your visit.

During

You do not need to be home. The technician follows only the approved list, and anything new found along the way is noted, not done, without your approval.

After

A same-day report with before-and-after photos, an updated home record, and an itemized invoice — service by service.

Straightforward Billing

You choose how you are billed — monthly, quarterly or yearly — and visits are billed before each visit.

Consumables used on a visit — filters, salt, pads, batteries — are billed at flat catalog prices and itemized, so you never prepay for parts you didn’t use.

Your assessment credit is applied to your first visit automatically.

Your subscription generates a visit in every season that has work due. Most services fall in spring and fall, and a few belong to one specific season.
