Our Services
We handle the routine home-maintenance tasks that are easy to put off. Each season, we visit, complete them on schedule, and document the work with photos.
Choosing several services for one visit lowers the price of each one (see what a visit costs).
Every Visit
No matter which services you choose, every subscription visit includes the following.
Posted to your portal the same day, so you can review the work even if you were not home for it.
Equipment ages, filter sizes, consumable dates and measurements, kept up to date so every future visit and repair is better informed.
Under every sink, around the water heater, and at the ceilings below the bathrooms.
Pest evidence, wear items and anything developing toward a repair, documented while it is still a small problem.
Filters, salt, pads, cartridges and batteries are billed at flat, published catalog prices and itemized on your invoice. No hidden markups and no lump sums.
Gutter cleaning, leaf removal, winterization, sprinkler service and a spring exterior review, each completed at the right time of year.
Gutters cleared by hand after the leaves are down, every fall
Clogged gutters lead to ice dams, rotted fascia and wet basements. We clear every run, flush every downspout until it runs clear, and photograph the finished work so you can review it without climbing a ladder.
We clear every gutter by hand and flush every downspout once the trees are bare, preventing ice dams and fascia rot.
Priced by stories at the assessmentWe blow leaves from the lawn and beds to the curb for your township's pickup, up to three passes each fall.
Where the township collects at the curbWe disconnect, drain and store your hoses, cover the outdoor faucets, and put away anything at risk of freezing.
We review the roof from the ground, the foundation perimeter, downspout discharge, deck fasteners and caulk lines, with photos. Minor caulk touch-ups are completed on the spot; anything larger is documented in a written note.
We check the eaves for ice dams and the attic for frost on the sheathing, an early sign of warm air leaking in. Caught in winter, it is usually a simple insulation fix rather than a ceiling repair.
We bring the system up zone by zone, check every head for coverage and breaks, and review the controller. For homes with sprinkler systems.
Homes with sprinklersWe blow every zone clear with compressed air before the first hard freeze. The backflow assembly is isolated and never blown through. Covers up to eight zones; larger systems are priced per zone.
Homes with sprinklersSoftener salt, water heater service, sump pumps, toilets, hoses and valves. Routine checks that catch water problems before they cause damage.
Softener salt delivered, carried in and filled at every visit
We bring the salt, fill the tank to the line, break up any bridging, and track how fast you use it so the softener never runs dry between visits. Bags are billed at catalog price.
We deliver the salt, fill the tank to the marked line, check for bridging and track your usage rate. You never handle the bags yourself.
Tanks under five years old are flushed; older tanks receive a full inspection instead, because flushing an older tank can cause the leak it is meant to prevent. We test the relief valve, check the connections and help you plan replacement before a failure.
We pour-test the pump to confirm it runs, check the float and log the backup battery's charge. Regular testing is the best protection against a flooded basement.
Homes with a sump pumpA fourteen-parameter test of your tap water, with the results posted to your portal. It also confirms that your softener and filters are working properly.
We replace the sediment cartridge on schedule, in the size your filter housing takes. For homes on well water.
Drinking-water cartridges replaced on the manufacturer's interval. Part numbers are recorded at your assessment so the correct replacements are always on hand.
We remove, soak and clear every aerator and showerhead of mineral scale. Covers up to four fixtures; additional fixtures are priced individually.
We dye-test for silent leaks and check the flapper, fill valve and supply line on up to three toilets. A running toilet can waste hundreds of gallons a month.
We gently exercise the main shutoff and every fixture stop so each valve still closes properly when it is needed.
We inspect the supply hoses and clean the front-loader gasket. Burst washer hoses are a leading cause of household water damage; braided replacements are offered when yours are due.
Services performed when you ask for them. Request one from your portal and it is added to your next visit.
House washing that removes years of algae and grime from the siding
Low pressure and the proper detergent remove the green and gray buildup from vinyl, aluminum and trim without forcing water behind the siding. Priced by your home's square footage from the assessment, available on request in spring, summer or fall.
We wash siding, trim and soffits with low pressure and the proper detergent, removing algae and grime without forcing water behind the siding. Priced by the square footage of your home, measured at the assessment.
Priced by the square footage of your homeGlass, frames and sills, inside and out. Scoped and priced at your assessment based on the number and reach of your windows.
Scoped and priced at the assessmentIf your softener runs low between visits, we make a salt-only stop. We recommend one based on your usage rate, or you can request it from your portal.
We replace bulbs in high or hard-to-reach fixtures, such as foyer chandeliers, stairwell lights and garage floodlights. Use your own bulbs or ours at catalog price.
Filter, coil and safety maintenance that keeps your major appliances running efficiently and extends their service life.
The dishwasher filter most homeowners never clean
Food, grease and mineral scale collect in a filter under the bottom rack. Cleaned twice a year, the dishwasher drains properly, dishes come out cleaner and odors are prevented.
We clean or replace the filter beneath the bottom rack. A clean filter means cleaner dishes and prevents odors from standing water.
Homes with a dishwasherReplaced on the six-month interval the manufacturer specifies, with the correct part for your model. NSF-certified aftermarket by default, OEM on request.
We vacuum the condenser coils so the compressor runs cooler and lasts longer. One of the most commonly skipped maintenance items.
We flush and deodorize the disposal, clean the splash guard and check for early signs of bearing wear.
Homes with a disposalWe lubricate the hinges and rollers, then test the two federally required safety systems: the photo-eye beam and the auto-reverse. Manufacturers recommend testing monthly; few homeowners do.
Homes with a garage door openerFurnace and AC filters, vents, fans and dryer exhaust. Regular attention here improves air quality and protects your heating and cooling equipment.
Clean filters protect your furnace, your air conditioner and your air quality
A clogged filter forces the furnace and air conditioner to work harder, circulates dust through the house, and is a leading cause of early blower-motor failure. We bring the exact size your system takes and replace it at every visit.
We replace your furnace filter at every visit, in the exact size your system takes. Regular replacement improves airflow, reduces dust and extends the life of the blower motor.
We rinse the condenser coil, clear the condensate drain and check the refrigerant-line insulation, keeping the outdoor unit efficient through the cooling season.
We install a new water panel each fall and switch the damper at each season change, keeping the humidifier effective and preventing scale buildup.
We clear lint from the full vent run, from the dryer to the exterior outlet. This shortens drying times and removes a common fire hazard.
We degrease the metal mesh filters and replace charcoal filters as needed, so the hood vents the way it should.
Homes with a range hoodWe clean the grilles and blades and confirm airflow at every bath fan. A working fan removes the moisture that leads to mold and mildew.
Smoke and CO detectors, protected outlets, device batteries and attic checks. Simple tests that matter to your home's safety.
Every detector tested each quarter, every battery replaced each fall
A detector that has quietly stopped working provides no protection. We test every unit at every visit, replace the batteries once a year, and record the expiration date of each sealed detector.
We test every detector at each visit, replace all batteries once a year in the fall, and record the expiration date of each sealed unit so it is replaced before it stops working.
We test every protected outlet and breaker with its own test button, confirming the protection you already have still works. No panel or wiring work is involved.
We check insulation depth and scan the ceiling with a thermal camera during cold weather, when heat loss is actually visible.
We replace the batteries in video doorbells, smart locks and thermostats before they fail, and log the dates in your home record.
The discount grows with each service you add to a visit. It applies to the services only, not to the visit floor or consumables.
Your portal shows the current state of your home, what is due, and what we recommend. You choose exactly what gets done at each visit, and nothing is locked in.
Some work requires a licensed trade. Your home record tells us when it is due, and we can arrange it with a contractor we would use ourselves.
You pay a small coordination fee, and we never accept referral payments from contractors, so the recommendation is always about your house alone.
Due every three to five years and tracked in your home record, so it is never forgotten.
Planned from the age and condition we record each winter, before an unexpected failure.
Unit age and condition are tracked through the regular salt fills.
Scheduled based on the filter history and the summer condenser check.
Arranged on a schedule for wood-burning homes, and whenever the findings call for it.
Licensed gas and electrical work in Michigan, so it is coordinated, not performed.
Interior painting is the exception: that we do ourselves, with published prices. See the painting page.
